Storage with a Bulgarian apartment: attached area or separate unit?

The word “storage” does not establish what you are buying. A room may be an area attached to a particular apartment or have a different documentary status. Check the approved design, contract, cadastral record and future deed, including whether the storage can be transferred separately.

Bulgaria's Cadastre Agency explains that basements, attics and storage rooms serving an independent unit are not themselves independent cadastral units. An attached area follows the main property

Where storage is described as attached to the apartment, it follows the main unit in the manner stated in the title. This matters on sale, mortgage and inheritance. Do not assume you can later sell it freely to another owner simply because it has an internal plan number.

Confirm that its number and area match across the offer, preliminary contract, architectural plan and draft deed. One wrong digit can identify a different room on the level.

If a seller presents the storage as independently transferable, request the separate legal basis and identification. A Bulgarian property lawyer should confirm what can actually form the subject of the transaction.

A cadastral scheme is not a measured survey

Where storage is attached, its description may appear with the apartment rather than on a separate scheme. Also review the title document because cadastral registration does not create ownership.

In a new building, final cadastral data is produced according to construction stage and available documents. Use the current transaction set on the deed date.

Useful area matters more than the headline number

Two storage rooms with the same area can have different utility. A column, low ceiling, services riser or narrow door changes what fits. Inspect clear height, usable shape and whether you can move a bicycle, pushchair or seasonal equipment inside.

Walk the route from the apartment and lift. At basement level, inspect lighting, access control, ventilation and proximity to plant rooms. Convenience matters, but it is separate from legal status.

Do not compare storage price per square metre directly with residential floor area. The functions and utility are different.

Damp, ventilation and permitted use

A storage room is not a bedroom. Do not plan sleeping, working or another use inconsistent with its designated purpose and conditions. Check what may be stored safely and which items are restricted under fire-safety or building rules.

Inspect floor, walls, ceiling and corners. Odour, staining or corrosion warrants technical review, but does not automatically prove an active leak. During construction, request the specification for door, finishes, lighting and ventilation.

At handover, record the number, keys, condition and visible deviations. Photograph both the identifier and room instead of relying on memory from the first viewing.

Include storage in the complete price

Request a separate price or clear confirmation that storage is included in the apartment price. Ask the notary and lawyer about taxes and fees for the actual structure rather than using a rule from another transaction.

For a mortgage purchase, provide the lender with the complete set. The valuer and bank need to know which rooms and rights are acquired and secured.

The most useful control is a one-page comparison where number, area, level, status and price match every other annex. If they do not match, stop before the deposit.
